IPlans are fortunate enough to have our own Structural Engineer and professional indemnity insurance.

Most design companies sub this out to a third party or do not offer this service at all.

The structural calculations are one of those hidden costs that will appear half way through the design, so we make sure to always mention this during one of our Free Design Sessions before commissioned, as it can have a major impact on the build costs.

Because we will be producing the structural calculations for a project, we always incorporate this in the initial design stages, so that clients are aware of the implications of for example - removing that load bearing wall or building right up against a neighbours extension.

An iPlans structural design is trying to find the most cost effective build, avoiding Party Wall notices being served if possible and making the build process as easy as possible for the builder.

Unfortunately, most designers pay little regard to the structural implications for their design and the cost for a builder to follow.

Even worse the initial design may not be possible, so that kitchen you have already designed in your head and set your heart on, has to be redesigned at the 11th hour or costs a small fortune to build.
