iPlans are very fortunate to have our own in house Town Planner, who specialises in Residential Planning applications and who has been working with us for nearly 8 years.

Extensions, Loft Conversions and Garden Rooms

Our success rate in 2019 was 98% on first time applications and we are currently aiming for 100% in 2020.

We like to get approvals first time and save clients the time and distress of a rejected planning application.

 Many designers are happy to charge a second fee for another planning application, so have little incentive for success first time around. 

Always ask a company’s success rate over the last 3 years, if they don’t know, try another company!

We work very hard and hate refusals.

There are mainly three types of planning applications for extensions, loft and garden rooms

  • Permitted Development, legalised with a Lawful Development Certificate

  • Larger Home Extension for single storey rear extensions

  • House Holder Planning Applications

Permitted Development is guaranteed planning as laid down by the government within the General Permitted Development order. 

This applies to front porches, single storey side extensions, single and two storey rear extensions, loft conversions, garage conversions and garden rooms. There is no consultation with neighbours and they usually take between 8-10 weeks to be confirmed by the council from submission.

Larger Home Extensions are for 6m single storey rear extensions on a terraced or semi-detached house and 8m on a detached property. 

They depend on your immediate neighbours on either side not objecting within a 21 day period. Most applications are turned down if one of your neighbours objects.

House holder planning applications are for any projects that sit outside of permitted development or a Larger Home Extension. They are fully consultative, so anyone can comment, not just immediate neighbours. They normally take 8-10 weeks to determine from submission.

iPlans will draw up your complete project at one of our Free Design Sessions and this may mean we have to submit multiple planning applications to secure what you are ultimately looking for once it has been reviewed by our Town Planner and Planning Manager.
